You bought it years ago, you don’t come over as often and you want to sell. I’ve spent thirty years working with owners from all over Europe: I’ll tell you what it’s worth, we show it for you and the signing can be done with a power of attorney.
I’ve worked with every nationality, and with Scandinavians in particular: with those who came to buy and with those who, years later, wanted to sell.
I know what worries you when the property is two thousand kilometres away: who shows it, who signs, which taxes apply and when the money arrives.

You decide from your own country. We’re here on the ground.
By WhatsApp, phone or email, or with the online valuation. In your language.
Based on what is being paid in its area and what buyers are looking for today.
Professional photography, aerial views, video and 360 tour. I’ll tell you how we organise access.
On the website, on social media and to my database of buyers. And we keep you updated on how it’s going.
With a power of attorney, someone you trust signs for you at the notary (notario) here.
Selling as a non-resident has its own rules. These are the three people ask about most.
If you are not tax resident in Spain, the buyer keeps back 3% of the price and pays it to the Spanish Tax Agency (Hacienda) on account of your non-resident income tax (IRNR). You then declare the sale and, if you turn out to owe less, you get the difference back.
The difference between what you paid and what you receive is taxed, and the town hall charges the municipal capital gains tax (plusvalía municipal). We help you work it out before setting a price.
You need your NIE, the title deed (escritura), the latest IBI property tax receipt and the energy performance certificate, which is compulsory to sell. If anything is missing, we tell you how to get it from abroad.
“Max the owner sold our house in La Nucia. He is a very nice and honest estate agent. No problems. Genuine.”

Where the property is, what type it is and where you’re writing from. I’ll reply in your language and tell you how I’d handle it.
Not just in Altea. We cover the whole area from our office in Alfaz del Pi (l’Alfàs del Pi), between Altea and Benidorm.
If your property is in Albir, it’s just a short hop from the office: we show it ourselves and keep you updated on how it’s going.

Not necessarily. You can sign a power of attorney in your own country or at a Spanish consulate, and someone you trust signs for you. Tell me about your situation and I'll tell you how I'd handle it.
If you are not tax resident in Spain, the buyer withholds 3% of the price and pays it to the Spanish Tax Agency (Hacienda) on account of your tax on the capital gain. When you declare the sale, if you turn out to owe less, the difference is refunded to you.

We do. Tell me about your situation and I'll tell you how we organise the keys and the viewings.
