Thirty years selling homes for owners who live abroad

I’ve worked with every nationality, and with Scandinavians in particular: with those who came to buy and with those who, years later, wanted to sell.

I know what worries you when the property is two thousand kilometres away: who shows it, who signs, which taxes apply and when the money arrives.

Step by step

How do you sell a property in Spain while living abroad?

You decide from your own country. We’re here on the ground.

You tell me about your property

By WhatsApp, phone or email, or with the online valuation. In your language.

I tell you what it’s worth

Based on what is being paid in its area and what buyers are looking for today.

We get it ready

Professional photography, aerial views, video and 360 tour. I’ll tell you how we organise access.

We show it

On the website, on social media and to my database of buyers. And we keep you updated on how it’s going.

You sign from your own country

With a power of attorney, someone you trust signs for you at the notary (notario) here.

If you’re not a resident

What taxes do non-residents pay when selling property in Spain?

Selling as a non-resident has its own rules. These are the three people ask about most.

Retention

The buyer withholds 3%

If you are not tax resident in Spain, the buyer keeps back 3% of the price and pays it to the Spanish Tax Agency (Hacienda) on account of your non-resident income tax (IRNR). You then declare the sale and, if you turn out to owe less, you get the difference back.

Taxes

Capital gain and plusvalía

The difference between what you paid and what you receive is taxed, and the town hall charges the municipal capital gains tax (plusvalía municipal). We help you work it out before setting a price.

Paperwork

NIE, title deed and energy certificate

You need your NIE, the title deed (escritura), the latest IBI property tax receipt and the energy performance certificate, which is compulsory to sell. If anything is missing, we tell you how to get it from abroad.

About the power of attorney. If you sign it outside Spain, it normally needs the Hague Apostille and, if it isn't in Spanish, a translation. It can also be signed at a Spanish consulate. I'll explain which option suits you.
